Sobha Q2 results are a good example of why a property developer’s profit and loss statement can look worse than its business. The Bengaluru developer’s consolidated net profit fell 54.5% year-on-year to ₹32.96 crore for the September quarter, Business Standard reported from the company’s filing on October 19, 2026. On the same day, the company told the exchanges that first-half bookings had hit an all-time high.

What the Sobha Q2 results show on the P&L
Revenue from operations dropped 31.3% to ₹967.06 crore, from ₹1,407.66 crore a year ago. Against the June quarter, profit was down 35.2% and revenue down 24.3%. EBITDA came in at ₹68.73 crore, 32.4% lower than the ₹101.64 crore of the same quarter last year.
The company’s own press release filed with BSE uses a broader revenue figure of ₹1,017 crore for the quarter, and puts first-half revenue at ₹2,347 crore, down 1%. First-half profit after tax was ₹84 crore, down 2.6%. So the damage is concentrated in Q2.
The other side: bookings and cash
Here the story flips. Sobha sold homes worth ₹2,206 crore in the September quarter, 16% more than a year earlier. For the half year, sales value reached ₹5,862 crore, up 47.2% and the highest it has ever reported. Collections, which is actual cash coming in from buyers, touched a record ₹4,009 crore in the half, up 4.8%, with ₹2,084 crore of that in Q2.
A few more details from the press release and the operational update it filed on October 2:
- Pricing: average realisation of ₹15,522 per sq ft in Q2, against ₹13,648 a year ago. By our arithmetic that is about 14% higher.
- Volume: 1.42 million sq ft sold across 828 units, barely above the 1.39 million sq ft of Q2 last year. Most of the sales growth came from price, not area.
- Sequential slowdown: Q2 bookings were about 40% below the June quarter’s ₹3,656 crore.
- Geography: Bengaluru made up 57.7% of first-half sales and NCR 33.7%.
- Launches: about 7.9 million sq ft launched across five projects in the half, with an estimated sale potential of ₹11,200 crore. Q2 launches were smaller, at 1.03 million sq ft across a project each in Calicut and Mysore.
- Balance sheet: net debt of minus ₹340 crore, meaning cash exceeds debt, and a net debt-to-equity ratio of minus 0.07.
Why sales and profit are moving apart
A booking is not revenue. Under Ind AS 115, a developer recognises revenue as it meets its obligations to the buyer, either over time or at a point such as handover, and the ICAI has clarified that both routes are allowed depending on the contract. Either way, a flat sold this quarter shows up in the P&L later. That timing gap is what we are seeing here.
We saw a similar pattern in the DLF Q2 results and Oberoi Realty’s numbers last week.
What to watch when trading resumes
Sobha shares closed at ₹1,176 on the NSE on Monday, according to Kotak Neo, and the results came out that evening. With markets shut today for Dussehra (our holiday note has the details), Wednesday is the first chance for the stock to react.
Our read: the headline profit fall will grab attention, but the more useful questions are about the next two quarters. Will Q2’s slower bookings pick up with the launches management has said it plans for the second half? And will the record collections start showing up in revenue as projects get delivered? Managing director Jagadish Nangineni said in the release that the company will lean on its launch pipeline and focus on execution and financial discipline. The full October 19 results line-up shows who else reported the same day.
