Realty stocks to watch October 16 begin with Godrej Properties and Anant Raj, two names that finished Thursday at opposite ends of the sector. The Nifty Realty index closed at 828.70 on October 15, a gain of 5.90 points or 0.72% from 822.80, going by NSE index data. That was a long way behind the broader market. The Nifty 50 climbed 1.66% to 22,997.35 and the Sensex added 1,533.72 points, or 2.11%, to 74,315.61, Business Standard reported after the close.

By our calculation, realty trailed the Nifty by about 0.94 percentage points. Thursday was a large-cap day. The broader indices sat it out: the Nifty Midcap 100 lost 0.36% and the Smallcap 100 fell 1.31%, as Hindu BusinessLine noted. If you want the index-level picture first, our Nifty outlook for October 16 has it.

Intraday, the index traded between 818.90 and 834.65. It is still 14.96% short of its 52-week high of 974.50, and 29.76% above its 52-week low of 638.65 (our numbers, worked out from NSE data). Since its October 8 close of 796.60, a day when it dropped 3.16%, it has clawed back 4.03%.

Which names have something new going on

Anant Raj was the weakest stock in the index, sliding 6.11% from ₹558.15 to ₹524.05. Back on October 13, the Economic Times had put Anant Raj on a list of AI-linked stocks that fell in a global tech sell-off, and that selling hadn’t let up by Thursday. Asia was rough too: South Korea’s KOSPI crashed 7.57% and Japan’s Nikkei shed 4.56%, per Hindu BusinessLine.

Godrej Properties went the other way, up 2.82% to ₹1,616.90 with results around the corner. Its Q2 FY27 investor and analyst call is set for Friday, October 23, 2026, at 5 pm IST, ScanX reported.

Prestige Estates gained 1.91% on the back of its sales update. On October 13 the company put Q2 FY27 residential pre-sales at ₹7,225 crore, up 20% year-on-year, from 3,910 units and 5.84 million sq ft. Collections came in at ₹5,294 crore. It also has more than ₹40,000 crore of launches lined up for the next two quarters, CNBC-TV18 reported.

Sobha eased 1.19%. Q2 sales value was up 16% year-on-year at ₹2,206 crore, but that is 40% lower than the ₹3,656 crore it managed in the June quarter, according to its October 2 filing as reported by CNBC-TV18. Average realisation stood at ₹15,522 per sq ft.

One name from outside the index: Sri Lotus Developers & Realty made CNBC-TV18’s October 16 watchlist. Its Q2 FY27 net profit jumped 77.9% year-on-year to ₹82 crore, while revenue grew 52.5% to ₹268.5 crore.

Strong booking numbers have not been enough to make realty keep up with the market. The sector is being traded stock by stock, not as one group.

What might drive realty on Friday

Rates come first for property stocks, more than for almost any other sector. On October 7, the RBI’s Monetary Policy Committee raised the repo rate by 25 basis points to 5.50% and moved its stance to “calibrated tightening.” In the RBI’s own words, that means near-term rate cuts are off the table. If you want the mechanics, our explainer on how the repo rate affects the stock market walks through why rate-sensitive sectors react the way they do.

Then there are flows. FIIs sold a net ₹5,285 crore on Thursday while DIIs bought a net ₹3,319 crore, Livemint reported. Hindu BusinessLine added that the Nifty closed above its 20-day EMA for the first time since August 14. Should buying widen out beyond the large caps, realty has room to catch up. Until that happens, we’d watch company sales updates and the Godrej Properties numbers as the main stock-level triggers. We track the day’s moves on our Stock Market Today India hub.
